Maharashtra RERA Clarifies the Calculation of Carpet Area

The Maharashtra Real Estate Regulatory on Thursday defined the carpet area by issuing a circular.

As stated in the circular, the terrace, veranda, external wall and the balcony will not come under the carpet area even it is exclusively dedicated to the flat owner whereas the internal partition wall will be included in the carpet area. This move by the Maharashtra RERA will bring consistency in the real estate sector and will bar developers from selling flats on the basis of the built up area.

Even though the Maharashtra Ownership of Flats Act mandates builders to sell the flat on carpet area, there was no mechanism to implement this rule strictly. After the enforcement of the Real Estate (Regulation & development) Act, RERA and establishment of the regulatory authority, this rule will help buyers to get the value of their money.

According to some home buyers in Mumbai, this move will surely add a class to the real estate sector of the state and help buyers to decide the right home. This reform will also set a definite calculation of area measurement for all builders instead of self-definition built up area.

Maharashtra is one of the first states to implement the RERA and fulfil all the norms set up by the Central government to infuse transparency and enhance professionalism in the real estate sector.

    It is observed on the Billboards displayed on Western Express Highways and at other important locations nothing is printed about its RERA registration / number etc, which is mandatory as per the RERA Authorities. Even in Face Book, builders' advertisement keeps on appearing without mentioning their RERA registration.
